A Central Roof Repair crew working a partial roof replacement on a brick home at sunset

We find the leak.
Not a reason to sell you a roof.

Roof repair in Richmond and Lexington. We trace the leak to where the water actually gets in, fix that, and hand you the photos and a written verdict — including “this does not need us yet” when that is the honest answer.

Repair first

The big crews need replacement tickets to make their numbers. We fix the actual problem and earn the next twenty years of calls.

Photos every job

Before and after, dated. You see exactly what you paid for, whether or not you were standing in the yard.

In writing

Repair or replace, what it costs, and what does not need fixing. Yours to keep — use it to check anyone’s quote, including ours.

What we fix

Roof leak repair

Find the leak, fix the leak, photo-document the work. We give you a real arrival window, not a slogan.

Storm damage

Tarp-up, emergency dry-in, and honest damage documentation for your insurance file. We do not inflate a claim.

Metal roof repair

Backed-out screws, failed seam sealant, flashing that gave up. Repaired properly instead of coated over.

Chimney and flashing

Where most leaks actually start. Resealed, reflashed, and photographed from the roof so you can see it.

Gutters and drainage

Cleaning, repair, and guard installation. A valley full of leaves is how a good roof dies early.

Carpentry and rot repair

Decking, soffit, fascia, siding patches — the wood the weather gets to first, and the reason a cheap fix does not hold.

Commercial and flat roofs

TPO, EPDM and PVC repair and coating for storefronts, churches and rental buildings.

Siding repair

Wind-torn vinyl, wood rot, fiber-cement patches — before the wall behind it pays for the delay.

Roofs inside a sale

The inspection report says “roof” and you are two weeks from closing. We give you a documented repair-or-replace answer fast.

Selling, buying, or managing

The roof line item that holds up a closing

The inspection lands, there is a line item that says “roof,” and everyone in the deal wants a number by Friday. Every replacement-first roofer answers that question the same way, because replacement is how they make their money.

Marcos Gil owns Central Roof Repair and is also a licensed Kentucky real estate agent with Keller Williams, working Madison and Fayette County. That means a repair-or-replace verdict written the way a lender, an appraiser and the other side’s agent need to read it — and an honest answer about which findings actually move a price.

Disclosure: Marcos Gil is a licensed Kentucky real estate agent (Keller Williams) and the owner of Central Roof Repair. If he represents you in a transaction, that interest is disclosed in writing before any roofing work is agreed.

How it works

  1. Text a photo, or call. Tell us what you are seeing and which town the property is in.
  2. Get a straight answer. What it probably is, what fixing it involves, and what it costs — including “that does not need us yet” when it is true. Most photos we get back never turn into a visit.
  3. We fix it and prove it. Photos before and after, and the written findings are yours to keep either way.

Send a photo, get a straight answer

Two or three photos and the town the property is in. You get a call back with a real answer — and if it does not need work yet, that is the answer you get.

Got a photo? Text it instead. (859) 310-1209 — a photo and the town is all we need, and it is fewer taps than this form. Use the form if you would rather write it out.

Common questions

How much does roof repair cost?

Every roof is different, so we do not quote blind. Send a photo and the town and you get a call back with a real number. If it does not need work yet, we tell you that instead.

Do you actually repair, or does it always end up being a replacement?

Repair is the default. A replacement is what we recommend when the deck or the field is past repairing, and when we say that you get the photos showing why. You also get the list of what does not need fixing, which is the part you can hold anyone to.

Are you insured?

Yes, and coverage documentation is available on request. Ask when you call.
